First Bank’s ranking of the fastest-growing banks operating in Egypt by mortgage loans over the past three years, from end-2022 to end-2025, revealed notable differences in the pace of expansion across banks.

National Bank of Kuwait – Egypt (NBK-Egypt) topped the ranking after recording the highest compound annual growth rate (CAGR) over the period.

NBK-Egypt’s mortgage loan portfolio recorded a CAGR of 71.6 per cent over the past three years, rising to EGP 3.25bn at end-2025 from EGP 643.86mn at end-2022, reflecting strong expansion in mortgage loans.

BANK NXT ranked second, with its mortgage loan portfolio recording a CAGR of 69.8 per cent, rising to EGP 3.09bn at end-2025 from EGP 630.74mn at end-2022.

Banque du Caire ranked third, recording a CAGR of 57.5 per cent over the past three years. Its mortgage loan portfolio increased to EGP 12.85bn at end-2025 from EGP 3.29bn at end-2022, placing it among the banks that recorded the strongest expansion in this segment.

First Bank’s ranking tracked the development of mortgage loan portfolios at 19 banks operating in Egypt’s banking sector for which the necessary financial data were available between 2022 and 2025.

The results showed that 17 banks recorded positive compound annual growth rates over the period, while two reported notable declines.

The top 10 banks in the ranking exceeded the average CAGR of 23.2 per cent recorded by the 19 banks under review over the past three years, while the remaining banks posted growth rates below the sector average over the same period.

Islamic banks strengthened their presence among the 10 fastest-growing banks by mortgage loans, securing two places out of the three Islamic banks included in the ranking. Faisal Islamic Bank of Egypt ranked seventh, while Abu Dhabi Islamic Bank – Egypt (ADIB-Egypt) placed 10th.

All figures and average growth rates cited in the above analysis are based on the standalone financial statements published by each bank.
