The First Bank list of the fastest-growing private sector banks operating in Egypt in real estate financing during the first nine months of 2025 revealed that National Bank of Kuwait-Egypt «NBK-Egypt» topped the ranking, recording a 75.9% growth rate during the period, after its real estate financing portfolio reached EGP 3.12 billion by the end of September 2025, compared to EGP 1.78 billion at the end of 2024.
BANK NXT ranked second, posting a 44.2% growth rate during the first nine months of 2025, with its mortgage loan portfolio rising to EGP 2.60 billion by the end of September 2025, up from EGP 1.80 billion at the end of 2024.
Abu Dhabi Commercial Bank-Egypt «ADCB-Egypt» came in third, after its real estate loan portfolio grew by 34.7% during the first nine months of 2025, reaching EGP 299.36 million by the end of September 2025, compared with EGP 222.23 million at the end of 2024.
The First Bank list tracked the total real estate financing portfolios of 15 private sector banks operating within the Egyptian banking system for which financial data were available during the first nine months of 2025. The data showed that 10 banks achieved positive growth rates, while five banks recorded a noticeable decline, based on each bank’s separately published financial statements.
The data also highlighted a strong performance by foreign banking groups operating in Egypt, which captured half of the seats among the top 10 fastest-growing private sector banks in real estate financing during the first nine months of 2025. These banks were National Bank of Kuwait, Abu Dhabi Commercial Bank, Qatar National Bank, Credit Agricole, and ABC, while other groups were absent from the top ten.
Banks listed on the Egyptian Exchange secured six positions among the top 10 fastest-growing private sector banks in real estate financing during the first nine months of 2025, namely: Qatar National Bank, Commercial International Bank, saib, EGBANK, Credit Agricole, and Faisal Islamic Bank.
At the level of Islamic banks, Faisal Islamic Bank appeared among the top 10 fastest-growing private sector banks in real estate financing during the first nine months of 2025.
Meanwhile, five banks recorded a decline in real estate financing during the first nine months of 2025, namely: Arab African International Bank, First Abu Dhabi Bank, Abu Dhabi Islamic Bank, Al Baraka Bank, and HSBC.
It is worth noting that private sector banks are defined as banks in which the share of private ownership exceeds 50%, according to data from Egypt’s Ministry of Public Business Sector.
